Several licensed engineers have assessed the structural integrity of the garage and determined that it cannot safely withstand the upcoming winter weather as the snow and freeze-thaw cycles are anticipated to quickly worsen its condition. With your safety as our top priority, we have made the difficult decision to close the garage by October 31, 2024.
Starting Spring 2025, the garage will be demolished and replaced with a ground-level parking lot. The decision to demolish rather than fix the garage comes after determining that it is beyond repair.
The project is scheduled to begin in Spring 2025 and is expected to take approximately 12-18 months, depending on project logistics.
While we do not have a detailed outline of potential disruptions at this time, we will provide updates as more information becomes available. We sincerely apologize for any inconvenience this may cause and are committed to minimizing the disruption.
General Updates: Updates will be posted on the notice board in the lobby and laundry room. If the construction affects a specific unit or parking spot, a notice will be delivered directly to that unit.
Affected Units: In Spring 2025, we will provide further information to units and nearby homes that will be significantly impacted by the garage demolition.
This web page will be continuously updated throughout the project to keep you informed.
Where will residents with parking spots park?: Residents with affected parking will be contacted individually with alternative parking options to best accommodate parking needs.
What will the new parking lot look like?: The existing garage will be replaced with a ground-level parking lot. Please note, as the building’s electrical system cannot support electric vehicle charging stations, we are unable to incorporate them in the new parking lot design.
Where will my new parking spot be?: Current Sandstone parking spot holders will be given priority for new parking spot assignments. Specific spot allocations will be determined closer to the end of the project, and residents will be contacted individually.
How much will parking cost in the new parking lot?: Residents who currently have outdoor parking will continue paying their current rate*. Residents who currently have indoor parking will be charged a percentage of their current indoor parking cost*. Detailed pricing information will be provided individually once new parking spots have been assigned.
*Parking fees are subject to any rent increases allowed under the Residential Tenancies Act, 2006.
In Fall 2024, we will be converting some of the visitor parking spots to 15-minute drop-off zones. These spots are intended to help residents with quick tasks such as unloading groceries or dropping off family members.
Please note that visitor parking and drop-off zones will be monitored frequently. Vehicles using visitor spots for long-term parking will receive one warning before being issued a parking ticket.
